The luxurious holiday home is a new one-bedroom apartment, built in February 2006, located on the first floor of a small residential apartment block in a well-established neighborhood. It offers all the comforts of home for up to four people.The apartment's prime location in the heart of Juan-les-Pins is just 300m away from the stunning sandy public beach. The village center is within a few minutes' walk, and there are convenient supermarkets, Leader Price and Spa, located just 50m and 100m away respectively.
Across the road from the apartment is Jardin Pauline, a peaceful park with lush lawns, trees, and benches, including a well-equipped children's play area. Additionally, there is another excellent children's play area just 150m down the road.
Despite being situated on a busy road, the apartment is located at the rear of the building, ensuring a quiet atmosphere. It also features top-notch sound insulation and double glazing, meeting the latest French regulations.
While a car is not necessary to explore the numerous attractions, the apartment offers a designated parking space in the underground car park. There is a bus stop right in front of the apartments, and the railway station is a short walk away, providing convenient transportation options to the coastal region. The bus service also offers direct routes to Nice airport.
Lastly, the apartment's balcony faces south, receiving sunlight throughout the day.

This spacious and comfortable accommodation features air conditioning and heating throughout. With 44sqm of interior space and an additional 8sqm balcony, it includes a hall, lounge with a fully equipped kitchen, bedroom, separate bathroom, and toilet. The apartment is easily accessible with a lift to both the apartment and the garage, making it suitable for disabled individuals.The furniture and equipment provided include:
- Hall: Utility cupboard, coat hooks, and a long mirror for convenience.
- Lounge: Air conditioned with double patio doors leading to the balcony. Furnished with a very comfortable double bed settee, easy chairs, folding dining table and chairs, a 28" wide screen television with satellite decoder for BBC and ITV channels, DVD player, mini hi-fi, rug, floor lamps with reading lamps, and a large, quality rug.
- Kitchen: Air conditioned and luxuriously equipped with base and wall cabinets, tiled backsplash, and a range of appliances including a 4 plate electric hob, built-in oven, virtually silent fridge/freezer, microwave oven, toaster, kettle, and ample crockery and glassware for 4. All necessary cooking utensils are also provided.
- Bedroom: Air conditioned with the option of two single beds or a double bed. Furnished with two bedside cabinets with drawers, reading lamps, a built-in hanging wardrobe, free standing wardrobe, and two quality rugs.
- Bathroom: Beautifully tiled with a large illuminated mirror above a marble topped washbasin unit. Features a full-size bath with a shower attachment, heated towel rail, and a socket for an electric razor or toothbrush charger.
- Toilet: Beautifully tiled with matching tiles from the bathroom. Includes a hand basin with a cupboard below and a mirror above.
- Balcony: Spacious and ideal for al fresco dining. Offers a southerly aspect with a view of pleasant gardens. Includes a large green plastic table that can seat 6 and 6 green plastic armchairs. The balcony also features a mounted satellite dish.
- Underground Garage: Easily accessible via a lift. The space is designated for disabled parking, but can be used by anyone staying in the apartment.

Directions
The apartment is conveniently located near public transportation, which is the recommended way to get around the coastal area due to limited parking during the season. Right outside Square Pauline, there is a bus stop that can take you to any of the Cote d'Azur resorts and nearby inland towns. The railway station is also close by and offers a breathtaking journey along the coast, reaching all the coastal resorts and even venturing into Italy as far as Ventimiglia, where you can find a wonderful market for leather goods and designer clothes. If you wish to visit nearby towns like Grasse, Valbonne, and Vallauris, you can take the bus, but it is advisable to rent a car if you plan to explore the beautiful mountains.
For car rentals, all major companies are available in Nice and can be booked through their .co.uk websites.
To get to the apartment, if you are coming from America, it may be cheaper to fly to London first and then take a flight to Nice. Nice airport is accessible from many British airports, and budget airlines often have great deals. You can reach the apartment from the airport by taking a bus or arranging a car transfer at a reasonable cost.
If you prefer to drive, the motorways from Calais extend to the Cote d'Azur, but it is recommended to make an overnight stop along the way, perhaps in Lyon. Keep in mind that the majority of the route will be on toll roads ("péage"), and the total tolls for the round trip will be around £100. When approaching Antibes, take the exit and follow the signs to Antibes and then Juan-les-Pins. After a left-hand near hairpin turn, you will come across Boulevard Raymond Poincare. On the left-hand side, you will see Jardin Pauline park with palm trees. Opposite the park, turn in just before the bus stop and you will find the apartment's garage doors.
